As a subtenant, you have no greater rights than the tenant. If the lease doesn't allow pets, the subtenant can't have pets.
Make sure you get a written sublease -- and the consent of the landlord -- before you move in and start paying rent.
Unless the sublease provides for an early termination, the tenant can't just decide to move back in before the end of the sublease.
: I have scoured the net and found many resources discussing a tenant's right to
: sublet, but nothing on subtenants' rights or what is expected of them. Can anyone out
: there point me in the right direction? I don't know what is in store for me if I
: sublet in NYC. Do I sign a lease? What if the existing tenant returns early? Can I
: be evicted? Can I have pets? These and many other questions await you, the knowledgable
: NYC tenant. Please help if you can. Thanks
