I don't no anything that would compel him to inform you who the other renters are. Nor, would finding out later be grounds to break the lease. The only time you would have recourse is if the students actively caused problems (noise, etc.).

I would not have signed a lease for the rent I pay if I knew part of the building would be a dorm.
