Breaking Lease Early

I live in a 6-unit, not brand-new building in Brooklyn, NYC. I just got out of an 8-day run
of no heat or hot water (after much struggling with the landlord). There are
numerous repairs that have been in need of attention since I moved in, some of which
are safety concerns. Also, rennovations that he promised would be done by the
time I moved in have NOT been done. I am in a bad situation and would like
to move out immediately. What are the consequences of breaking a lease early? Are
there any legal ways of going about it? The landlord is rather diffucult (of course).
