Renewal lease? probably rent stabilized. If so, adding a roommate to the lease gives the landlord the right to charge a vacancy increase (will be > 20%) in addition to the renewal increase of 2%:1 year or 4%:2 year renewal.

(for it to be rent controlled, he would have moved in no later than early 70's and would not usually be signing renewal leases)
