In this market, I'm sure the landlord will be all too happy to get rid of you so he can make the repairs that he's not making now and increase the rent. I would seriously think about letting the landlord make the wiring repairs and paying the 1/40 increase. That might end up being a lot less than you are going to pay for a new apartment. Make sure you get an estimate from the landlord before you all agree however. He is going to have to make repairs anyway if he wishes to re-rent the damages apartments, so he might be willing to "go in on" the rewiring with everyone.
