that is a huge increase. i was offered a 1 year renewal or a 2 year. the total increase for the one year was only 5% and a 2 year was the same 5% again for year 1 then 4% increase
for year 2. you are being ripped off. check out the law on rental increase. she is definitely taking advantage of you. though you may not have a rent stabilized building, you
are entitled to a lower increase since you have been living there a while and have established credit. you need to stand up for yourself or find a better landlord!!
