Real Property Law section 226-b (1) gives you the right to seek to assign your lease to someone else. If the landlord unreasonably refuses to accept the assignment (they virtually always do refuse) then you are automatically released from the balance of the lease. You can find the law on the tenant.net website. Follow the procedures to the letter.

: I am relocating to another state due to a new job. Not a transfer. I must move because my present job is being phased out. Do I have any legal rights to break my lease because I have to move. have 6 months left on my lease.
