Do I have a chance to win in small claim court ?

situation:
I had 3 months security deposit with the management of the building. I broke my lease with 3 months left. Having talked to the management over the phone and they said it would have been returned to me if I had found someone to take over my lease (and apartment as it is , without anything) on the conditions of my lease renewal - 5% increase. I found 2 guys with good credit, etc. Had them officially applied with management right in time. But suddenly last call revealed that the management decided to spend my security deposit to repair the apartment and considerably raise the rent for the next tenant. So, I have already sent 2 letters asking to return my security deposit, and still no answers. What to do? Do I have a chance to get it ? It is almost $3k ....
