Hi,

I am trying to sublet the space in Queens. We are aware that we need the consent from landlord, however the landlord demands that we need to pay 1500 a month directly to him to get the letter of approval, additional from the normal rent payable to the tenant. Also, he wants us to do another lease document directly with him as well, although we are subleasing the space from current tenant. Can someone provide me the solid advice?

PS: The landlord is a management company in California.

Can you first explain what you mean by "commercial subletting?" Is this a store or business, or are you and the proposed subletter both residents?

It is the commercial retail store, we are trying to sublet to do some business there.

First, this site and forum are for residential tenants, not commercial tenants.

Second, your rights depend on the language of the lease, nothing more or less.
