Is my lease binding?

I began a lease last summer. The lease is signed by myself, my husband, and a witness but not the landlord. We never got a signed copy by him and as far as I know there is not one out there. The bottom of our lease says that it is effective when the landlord delivers a copy signed by all parties. Can we use this to end the lease a year early? We went through a broker's office to get this apt.
