Basic NYC apartment hunting questions

I have not looked for an apartment before in NYC. These might be dumb questions but would appreciate your help.

How can someone other than landlord rent out a rent stablized apartment? Is that strictly a temporary one year arrangment and then have to find another place and move?

If you rent a non-rent controlled/stabilized apartment, how much do leases go up on renewal? Is the sky the limit?

There are so many apartments listed on Craig’s List. To save time when looking what questions do I need to ask upfront (e.g., size of apartment)? And when is a deal too good to be true—just saw two bedroom apartment in UES for under $1200. What area of Manhattan is currently the least expensive for a studio?

Is it common to have to pay an appointment fee to see an apartment?

How long from time you agree to apartment before you can move in (how long does credit check take?)?

Your other post had you located in Minneapolis, but your IP address is in Germany, where we find many spammers.

As we stated in our other reply, we help tenants; we don't help landlords and we don't help people look for apartments. Many sites do that. We can say that Craig's List is full of scams and it's best to avoid it. Finding a place in NYC has always been a boots on the ground exercise.
