Rights of Tenancy

A Landlord will not accept my wife's check (she has her own account) to pay for my daughter's current month's rent unless we all sign a notice stating that the landlord accepts the check "without prejudice and without conferring rights of tenancy" on myself and my daughter (the current names on the lease). Should we sign? If we do what are we "signing away"???
