Return of security deadlines

I understand that the landlord has 30 days to return your security or provide and explanation why he isn't. My lease states that the landlord has 60 days. Which deadline is enforceable? Also, if I broke my lease and the landlord found someone to replace me do I have 30 days from when I was replaced or from when my lease is officially up?
