Hello:

I have a question regarding a potential roommate problem.

A little background:

During the month of January, the individual did not pay on the first of the month. They instead paid on the fifteenth of the month and only paid 15 days worth of rent and at the same time gave the leaseholder roommate notice that they would be moving out 30 days following, with no discussion of the last months rent.

The leaseholder then began a search for a new roommate and located someone to move in the fifteenth of February.

Today, the leaseholder received notification that they intend to squat (their words) to the last 13 days of the month of February, leaving on the 28th.

The leaseholders primary concern is for the roommate to vacate the premises on the 15th as agreed. Of secondary concern is the back rent. Of a tertiary concern is the last months bills the roommate has failed to pay. Leaseholder has the security deposit, in this case. However, if roommate squats the last fifteen days, leaseholder will lose those 15 days with no recourse?

What are the legal remedies that the leaseholder can pursue?

Any assistance you can provide would be greatly appreciated.
