How enforceable is written roommate agreement

My sister recently moved into an apartment and signed a roommate agreement and was made to sign an agreement that she will stay there at least a year. If she wants to break the agreement and move out as long as she gives adequate notice (say 30 days and waits till her roommate finds another roommate)can she be held liable in anyway? Her name is not on any lease - however,her roommate owns the coop/condo apartment in which she is renting a room.

Yes, the agreement could likely be enforced.

Does the agreement state that she can move out as long as she gives 30 days notice?

Actually my roommate never gave my sister a copy of the agreement so she doesn't know.
