Renting a room in my apartment

Hello all,

I live in a rent stabilized apartment in the city. I wanted to know if anyone knows if it is legal for me to rent a room in my apartment to people visiting NYC on vacation.

I have a friend who uses sites like vrbo.com and roomorama.com and is making good money to help with the rent.

If I am caught by my LL what would happen? :roll:

You can have roommates (long-term), but renting by the day (overnight), is essentially a hotel, and illegal. They just increased fines for doing that. Yes, you can probably be evicted for that.

Why not bite the bullet and get a roommate. Better in the long run, and less hassle.

And don't forget, you can only charge one-half the rent, or the LL can get you on profiteering. Neither DHCR or the courts like that. Neither do we as that give rent regulation a very bad name and gives landlords political chips in trying to end it for the rest of us.

If you want to make oodles of money, there are other ways to do it.

I thought it would be okay since I would only be renting a room/bed out. I plan to be in the apartment sleeping on the couch and the out of town people will just rent my bedroom on a nightly basis.

I don't think my LL would be able to find out and I could just tell her that they are my friends from out of town.

I appreciate your input because I could really use the help with the rent. :?

We could all use help with the rent. But landlords do have ways of finding out., including combing the websites where you would advertise the service.

Believe me, it would be really stupid to do such a thing. And it also hurts all tenants.

Get a regular roommate and charge no more than half the rent (if you charge more you could be evicted and even be on the hook to the roommate for treble damages).
