washer dryer maintenance by tenant??

Hi,

I am about to sign a lease for a 2BR single family house in San Francisco. The house has a washer/dryer in the basement and the landlord wants us to pay for maintenance. He says tenants tend to abuse the appliances. The problem is the washer dryer is quite old. What if it breaks down after a couple of months? I am ok paying for maintenance related to my own use of the w/d but I don't want to and shouldn't have to pay for years of use by previous usage.
LL will guarantee working appliance for first 30 days only.
Is there anything I could add to the lease that could protect me?

Hi All
I'm in NY so I can't be sure of what is allowable. That said, see if you can get written confirmation that if it is determined that the washer/dryer has worn out it's life span the LL is obligated to replace the items at LL's expense. General use is one thing but replacement is another.
