buying commercial space to convert

Hello, I am planning to buy a commercial floor in Manhattan. I would like to convert it to residential to live in it and maybe partition it to make a studio also.

Is this easy to do?
Any info would help.

Is bldg zoned residential?
Does CO permit residential use?

Thousands of Ts converted floors C/M bldgs to R back in the day.... so Albany passed The Loft Law to legalize them (you're 30 yrs too late for that...)
