Confused by rent history

Hi there,

I moved into my apartment January 1, 2023. The broker for the apartment told me through text that my apartment is rent stabilized. (I have the text if that is worth anything haha) Rent stabilization is not stated in my lease. My current rent is $2,300 for a one year lease. Since living here I have learned that my landlord has some very shady tactics and so I am trying to get proof of rent stabilization before January in case she tries to raise my rent to something it shouldn’t be. However, I don’t know what to make of the rent history. It shows:

2004 RS 1583.81 (legal regulated rent) 1250.00 (actual rent paid) PREF RENT VAC/LEAS
2005 PE EXEMPT HIGH RENT VACANCY
2006-2023 *EXEMPT APARTMENT - REG NOT REQUIRED*

I’m wondering if anyone here has thoughts on this. I suppose I will see how much the rent is attempted to be raise in January before I talk to someone seriously if I need to?
