Where can I download a Rental Agreement?

Where can I download a Rental Agreement?

Is there a site I can download a basic rental agreement? I don't have one yet, my landlord is a fireman and has an ungodly schedule, I'm just trying to help without him going to an agent. (and save myself any incurred fees) Can anyone help?

Oh I'm sure he'll sign it,I mean its in both our best interests to have something in writing.

So there's no place on-line I can find it?

There's got to be a site somewhere where its free to print up the form. I've been pulling my hair out looking at the ny gov sites. They have all this info regarding leases and your rites but no standard lease to print. This is driving me crazy.

if it was free then blumberg and associated publications would make no $.

you might try the library?

I understand that. I thought there might be a place on the NY Gov site or Housing Authority. Didn't think it would be such a big deal to download a simple form. Everyone has to have their hands in your pockets here in NY. :D

It's illegal to use a standard Blumberg lease that hasn't been purchased, due to copyright laws. What's so bad about paying a few dollars to the local stationary store so you can have a real lease?

Because I should be able to download it for free off the city or gov site! So far the costs are anywhere from $4-$29.99! Blumberg's doesn't have NY forms, just Nationwide General landlord tenant. I also don't want to spend the money only to find its not the right one for NY. A lot of them I've found are for CA or CT or PA. I don't want to spend the money and take the chance its the right one.

Its a 6 family home so it falls under rent stablized, I believe. Anything 6 or more units right? I guess I'll try the office supply store, I hesitate to buy anything on-line, just call me old-fashioned. :D

whether an apt is stabilized depends on its particular history and rent level, but 6 apts in a building is base level # for stabilization, so it's a sign to could be. I'd find out for darn sure, because if it is stabilized it will affect your rent and rights for the duration of your abode in the apartment. Check the housingnyc website they have a list of buildings.

List of Rent Stabilized Buildings

How to tell if your BUILDING is rent stabilized:

In general, stabilized BUILDINGS

Contain 6 or more units;
Were built before 1974;
Are not co-ops or condos;
In addition, for your APARTMENT to be stabilized it must:

Have had a rent of less than $2000, if you initially moved into the apartment in 1993 or later.

The answers to the above is yes to all. BUT my address is not listed so maybe its not rent stabilized.

If the address isn't listed, it's probably not regulated. Have you asked any of the neighbors? Just because an apartment meets all the criteria doesn't mean it's regulated, most buildings meet the first 3 criteria and if you're not in Manhattan or parts of Brooklyn, the rent could be market rate.
