Lease non-renewal?

I live in a (3)apt. Brownstone with the owner.
She is not renewing my lease and gives no reason. Does she have to give a reason for non-renewal?
P.S I've been an excellent tenant.

Is the apartment rent regulated? If so, she must by law offer you a one or two year renewal (your choice) under the same terms as the previous lease. However, you state that there are 3 apartments in the building, meaning it's probably not a regulated building since that requires 6 or more units. In a non-regulated apartment, they can refuse to renew your lease and do not have to give any reason, just sufficient notice about non-renwal.
