signing lease over to roomate

My roomate is moving out and I am not on the lease. The lease is up 8/31. I would like to stay in the apartment, but am wondering if the landlord can object to signing the lease over to me. What should I do? Can he raise the rent more than the 2% or 4% if we renew the lease in my name?

Signing Lease over to Roommate

Unless you have succession rights -- and it sounds like you don't -- the landlord is under no obligation to rent to you. You can ask to sign a vacancy lease, but the landlord might want to raise the rent further by making improvements to the apartment.
