eviction for owner use

i live in a rent stabilized apartment. landlord wants to evict me from the apartment for his own personal use. I already signed a two year lease with him. Can he still evict me?

The LL can refuse to offer you a renewal lease because he wants to occupy the apartment but, once he's signed a lease, he's just as bound by the terms as the tenant.

Also, an eviction for 'personal use' has to be in good faith -- meaning, above all, that the apartment will really be used by the landlord or an immediate family member.

Since landlords have often abused 'personal use' as a basis for evicting tenants, there are requirements they have to fulfill which you should check if it becomes an issue (i.e., if he tries to evict you for 'personal use' at the next lease renewal).
