I have a rent stabilized lease, been in the apt for 9 yrs and I've heard from neighbors they are paying off the rent controlled people to leave (one neighbor paid $80k) and scaring off the new tenants who have free market apts. I heard they want to demolish 3 buildings and build a new one. They also haven't rented the vacant apt above me in 2 yrs.
My lease is due for renewal July 1 and usually around this time I get the letter asking me if I plan to renew but I haven't received it yet. I read on the DHCR site I should receive it within 90 days. I asked what I should do if I haven't received this but they just said I file a complaint and I know how that goes. I'v been without hot water randomly yr after yr, I file complaints and nothing is done. I also cannot find a specific answer to how the landlord can kick me out for demolishing the building-it just states they have to help me with moving fees which is vague.
My question is: Don't they have to give me 90 days notice if I cannot renew even if they have a right to kick me out? Also does anyone know the exact procedure they need to follow? Thanks.
