Air Conditioner Charges

I understand our LL is now adding $30 per month extra on our rent for air conditioners. We were on Mitchell Lama and paid $110 per air conditioner per year since we were not paying electric. Now on rent stabilization, we still do not pay electric. Does the LL have the right to add $30 per month on our rent (all year) for air conditioning? I would really appreciate anybody's input on this matter. Thanks.

According to the latest version of Supplement No.1 to DHCR Operational Bulletin 84-4, a landlord is entitled to charge $19.68 a month, year round, for an air conditioner, when electricity is included in the rent.

Thank you consigliere. Your response regarding the air conditioning charges is not what I want to hear, but is well taken. I have made a copy of the Supplement and will see to it that all tenants are aware of the right of the LL to do this.
