I live in a rent stabilized building. My rent includes charges for 2 air conditioning units, but not separate electrical service. I recently bought 2 ceiling fans, and installed one. The second cannot be installed because of old wiring: both the superintendent and the landlord's outside electrician stated that the wiring is too old to deal with for this purpose (this after a light fixture blew in the bathroom). In addition, the entire apartment works on one circuit. During the summer months I often have circuit breakers trip when running my computer and a/c unit at the same time and/or other appliances. The landlord refuses to pay for fixing the wiring himself, and has suggested that I pay half the cost through rent increases. What are my options?
