When signing a new lease in NYC, if the building with over 5 units of residents but not registered with HPD.

Is there any implication to the validity of the lease? For example, can the lease be voided since the apartment has not been registered with HPD?

What other implications will there be if the apartment has not been registered with HPD?

Residential properties are required by law to register annually with HPD if the property has:
• Three or more residential units
• One or two residential units and neither the owner nor any family member occupies a unit.

I don't believe lack of registration would invalidate a lease. However, I believe a valid registration is required to maintain a summary proceeding in Housing Court. (but do your research as it might sill be possible to file an action in either Civil or Supreme Court.)
