Lease Expired 1 Year ago. How do I get the tenants out?

Posting this for a friend.

He is leasing his coop apartment. The Lease expired a year ago, and he just continued renting the apartment to the tenants. In January he told them that the lease is going to increase by $50 per month. They said they cannot pay this. And paid the old amount for February.

How does he get them out?
Does he have to go to court?
What does he have to do to get them out and how long will it take?

Perhaps he should get advice from a landlord help group? (yes, it has to go to court)
