non-refundable deposit?

I recently put a deposit down on a new place ($1750) as my roomate moved out and the rent was very high. Today my current landlord dropped a bombshell offering to lower the rent to pretty much match the rent of the new place. I'd rather not have to go through the trauma of moving and my parking space here is more convenient, but the landlady in the new place tells me I will lose the deposit. Is there any chance of getting that deposit back? This is not a mgt. co but a private house...if she does find somebody, am I entitled to receive the deposit on a pro-rated basis? Any advice would be greatly appreciated!
