What Happens If I Run Out on My Lease?

The situation my roommates and I are in is one that is very disconcerting to say the least. We have recently asked our landlord for several reasons to end our lease early, he had until today agreed to this.

My question as being one of the two people on the lease is what happens if we run out on the lease. What court action can he take, is it civil court or housing court? And even with documentation of the events that have transpired our landlord is still stating that he never agreed to certain things. We are in a bind and not sure what to do. It is an uncomfortable living situation to say the least since he lives in the house as well. Any help would be appreciated. Thank you.
