rent increase warning, new leases

I have been living in a Brooklyn loft/apt building
for 5 years. my lease just ended. I would like to
stay on and the landlord appears amenable. At this
point, a) is the landlord required to sign a new
lease w/me if he wishes me to continue renting the
apt.? b) Is there any limit (%) to the amt. he can
raise my rent for this year/new lease, and how much
notice is he required to give me of such an increase?

If you're living in a non-regulated apartment the landlord is not required to offer a renewal and if they do can increase the rent by any amount they want. In reality, the current market and your relationship with the landlord would probably suggest that a renewal offer would be forthcoming. However with the new 18% property tax increase, you're probably looking at a huge rent increase, and if you haven't had an increase in 5 years to start, it could be an even larger increase.

My landlord is willing to renew, but notified me of the rent increase the day before my rent was due. can he do this? Also, though I 've lived in the building 5 yrs. my rent has gone up 5% each year.

i thought they had to give 30 days notice of the rent increase so if you were given notice 1 day before a rent check due then it would take effect the next check?
most Landlords suck it.
