What are my rights for stolen cars on LL's property?

Hi, I posted this already somewhere else but I believe this question belongs here! So, here goes:

My car was stolen 2x in 5 months upon moving into my new apartment. The last time it was completely torched. I am trying to see if the LL, or complex itself, is responsible since there was no security on the complex. The police informed me that the complex is targeted by car thieves and the complex rep. told me that they are aware that there is a problem there but they cannot do anything for me. I am trying to break my lease but they refuse to refund my security whiich is pretty hefty. Is there anything I can do just to get out of there early with my original deposit? THanks so much-Sara
