I live in a three family building in Brooklyn. I have been there for seven months. The boiler has been broken on several separate occasions leaving me with no heat and hot water. There was one night where we evaculated the building because the boiler was smoking. Apparently there is something really wrong with the boiler but when it is fixed, it brakes again the next week. What can I legally do to make the Landlord fix the boiler properly as well as plug holes in the apartment and fix the plumbing?

VERY IMPORTANT: Keep/buy a seperate calendar to log days /hours of no heat and hot water. If you decide to sue your LL later for damages and/or suffering this will be extremely useful.
