Can anyone help me with the legalities of this situation? My one year sublease expired on May 1st. The owner of the apartment is selling the apt.. She said that I could stay until the closing date for a reduced rate of $800. She originally stated that the clsoibng date would be the end of May or a couple days before. She then emailed me on May 2 and told me the closing date was on May 13th and I need to be out of the apt by May 12th....10 days away! i need at least until the end of the month. Can she do this? Thanks and please help!!

It sounds like your landlord may have created a month-to-month tenancy. The earliest date for termination of your month-to-month tenancy would be June 30th, if your landlord properly serves a notice of termination by May 31st.
 
However, proving that a month-to-month tenancy has been created could be a problem, especially if the landlord hasn't accepted a rent payment for a period after April 30th.
