New landlord Renewal lease wants more $$

I'm new in this Forum, well Since last moth we were surprised with the notice that we had a new lanlord. Most of the tenants know eachother now some of them were surprised with the new renewal lease; he wants 250.00 more every month. is this legal? by the way this is queens. Also since then, the super does not live in the premises and also there is no more exterminator wich was on a monthly basis with the old lanlord. Is there anything we can do as tenants?

Unfortunately, it's legal, you're not in a rent stabilized apartment, so LL can charge anything he wants. As for the exterminator, tell him you expect him to keep up with the service. Is this an apartment building, how many apartments? Did you ever check with DHCR to see if you could be rent stabilized?

thanks for your reply, there are 192 apartmants in total,(16 apts per bldng.) also I never checked with the DHCR; I will check and see what happens.

Each building has 16 units. Was it constructed prior to 1974? Is it a coop? Or under some other program? Why would it not be under rent stab?

Defenitely was built before 1974, and what do you mean by Garden type
complex?

A garden apartment complex is usually a two or three story apartment building with multiple buildings making up the entire complex. Some buildings are attached to each other. You said there are 192 apartments with 16 apartments in each building, and that would be 12 buildings. This type of apartment is very common in Queens, that's why I asked. From everything you have said, you should be rent stabilized, but you really need to call DHCR.
