Our landlord has requested, in writing, a formal inspection of our non-regulated Brooklyn apartment to "assess safety or repair issues". Our lease expired a year ago, and we have been on a month-to-month basis ever since. I suspect she wants to see if we have done damage to her apartment - the apartment is in good shape, other than minor wear-and-tear, and shelving that we have hung in the kitchen, bathroom, and bedroom. We plan to continue our residency for awhile.
Two questions:
- Does she have a legal right to an inspection, and can she set the date of the inspection?
- Were we legally allowed to hang shelves, or should we try to take them down and Spackle the holes before the inspection?
