No Renewal Lease Signed, Current Lease Expires @ Month's End

My lease on the apartment I live in expires at the end of this month (Feb.), but I still haven't signed a renewal lease. I have been playing phone-tag with him after he sent me a lease to sign a few week ago, but I asked him about changing some things.

What to do? When should I start getting scared that I may not have a place to live come March 1?

Who says you have to move out if a new lease isn't signed?

And are you sure you are not rent regulated?

The paperwork I have says the apartment is non-regulated.

How does that work exactly, if I don't have a new lease by March 1? Will I then become MTM?
