LndLord cashed partial rent check -now what?

1. Paid in full up until April
2. I attempted to negociate lower rent til end of lease, LndLrd said 'No"
3. I sent partial rent check for April, and they cashed it.
Can they still start legal procedures? Or exactly what does this mean?

So you are presently under a lease and tried to negotiate it lower while still under that lease agreement? I would assume LL will charge you a late fee in addition to the balance of your monthly rent (check your lease for this provision). LL can start eviction proceedings based on this as well. Are we talking a large % of the rent that is still owed? If you have trouble making payments then be upfront with the LL and explain the situation. Any way you slice it you will most likely be responsible for the money so it is better to pay slowly over time then have to deal with an eviction proceeding and the subsequent black mark on your rental history. Just my 2 cents.
