How do I leave a month-to-month? Do I owe a 30 day notice?

My lease expired months ago. My landlord didn't renew it, I'm guessing because I'm probably overpaying by around $150 or more.

My original lease had no 30 day notice or anything like that.

Now I need to leave my apt in the next few days (lost my job). Do I owe my landlord a 30 day notice?

I'm confused because on the one hand, Real Property Law §232-a refers only to the LANDLORD's obligation to give a 30 day notice. (and outside of NYC a tenant needs to give a month's notice).

On the other hand I saw a handful of forums where it said that the tenant owes a 30 day notice, period.

Any advice?

Are you paying the same rent as in the lease, or a higher rent? If so, how did that happen?

Look at the M2M section in the Forum Reference section (link above). No notice required if you are in NYC and if you are M2M. Where does that say differently?

Sorry for not being clear.

I'm paying the same amount as in the lease. It's just that new tenants renting apartments just like mine are paying less.

As for obligations - it's just what everyone's telling me - not a terribly reliable information source. I agree - looks like the law says I don't owe anything.
