Lease Renewal for a Non-Rent Controlled Apt

I've been in my rental for 3 years and lease ends in Feb. My landlord has sent me the lease renewal but i'm hoping to buy an apt before the lease is up. The problem is that I'm not 100% sure that I will find a place to buy before then and I don't want to sign on for another year in case I do.

What would happen if I don't sign the lease renewal and just stay put, continuing to pay rent until I am able to buy a place and move? Is that in my rights as a tenant? Or do I have to sign the lease in order to stay?

Is your apartment rent stabilized or market rate?
