Is my apt. really NOT rent stabilized?

How can I go about finding out if my apt is really NOT rent stabilized? I signed a form saying that the apt was not rent stabilized when I signed the original lease, how can I make sure that the apartment really is not rent stabilized?

RS status has nothing to do with your signing a form no matter what the LL might tell you. DHCR makes the final decision. Check with them. But many units not registered with DHCR actually are RS and should be registered. DHCR lets LLs get away with murder.

If the apt was constructed prior to 1974, if there are six or more units in the building,, if it's not coop/condo, and if it hasn't been deregulated, then chances are it should be RS. You can also challenge a bad decision by DHCR.
