Compensation for not respecting start date on my lease

Hello,
Thanks for your help as I have a question important to me.
I recently signed a lease for a start date Sep 28th; the broker created the lease and told me it would be fine.
As of today, my lease has not passed the approval process from the management company of the building I move too and I do not have any move-in date.

Am I entitled to get compensation from the broker (I pay 15% fees in NY) for not respecting the start date, like reduction of broker fees or payment of my current rental.
Can I otherwise "break" the lease?
