Making apartmant available for showings to new tenants

Hi,

We are leaving our apartment at the end of May and have given the landlord notice that we will not be renewing the lease. Our lease technically ends on April 30 but the landlord agreed to give us a one month extension (at the new higher rent) due to scheduling issues that would make moving out at the end of April a hardship.
We have already received calls from brokers wanting to come in and assess the state of the apartment to see "what needs to be done for the new tenants" and schedule showings for potential new tenants.
My question is this, how far in advance of our vacating the property must we make the apartment available for these things? We don't want to live in a construction zone while they make whatever repairs they decide to nor do we want another full time job showing our apartment to new people. What are our rights and obligations in this circumstance?

Brokers are not the LL. You do not have to open up your home to brokers. I would not even call them back.

But if the LL makes the request, then there are rules and a process. See Landlord Access Laws in the forum's Reference section. While there are rules and limits, the best way is to negotiate reasonable access, certain days, certain hours and with advance written notice. AND -- this is important -- you have the right to be there, and it is strongly advised that you are there.

Do not allow any construction while you are still there. Seriously, don't do it.

In this case the LL is giving you a month extra, so cooperation is to be expected. But don't do anything that will undermine your safety.

And be careful of conditions when you leave as many LL's invent damages to keep security deposits.

Thank you for the quick and informative response.
When the landlord approved our one month extension, she did notify us that brokers would be calling to set up times see the apartment and to show it.
But we won't be leaving until the end of May and it is only mid March.
We certainly plan to cooperate with the landlord but we do not want to spend the next 10 weeks scheduling apartment viewings and such.
Do we have a right to limit apartment showings to the final month we are there?

Read the rules, and then research it on the forum. We've talked about this a lot. It can be a negotiation. You could set aside one afternoon a week, or every two weeks. But you need not open your place up every day or whenever they wish.
