How long to respond to renewal lease?

My lease is up on 5/31. On 5/11 I received a renewal lease which includes a staggering rent increase (over 20%). The cover letter doesn't state a date by which I must accept the offer or it will expire. How long do I have? If this were a stabilized apartment, I think the rule is 60 days. Is there any rule for nonregulated apartments?

I'm not familiar with any particular rule if it's not stated in the offer or in your existing lease (check the small print). Perhaps someone who knows contract law might offer an opinion.

But I would think that 30 days would be the max, or perhaps the LL intends it will only be good until the existing lease expires. If you need to think about it, then I'd ask the LL. The percentage of increase is really a separate issue from the time to consider the offer.

Thanks. (I mentioned the increase only because it's the reason I'm in a dilemma, not because I think it's legally significant.)
