Thinking of moving to a loft

I am considering renting a loft in the Bronx or Brooklyn. It is my understanding that a lot of these buildings in the outer boroughs are not covered under the loft board guidelines. When considering these properties, what kinds questions should I ask about the building and the LL? Does it have to be currently zoned for residental use? What kind of tenant rights would I have? :confused:
