billing loft ladder to mgmt co?

I live in a rent stabalized SRO which came with a loft bed and ladder but after two years of use the ladder is broken. My management company is very remiss at fixing things in our building. Am I entitled to buy a new ladder and deduct the cost from my next rent payment?
