Voiding a Lease before Occupancy

I just signed my lease last night, however I had an agreement with the landlord that I wouldn't take occupancy until June 1, but changed my mind after viewing more of the apartment and determining that the repairs were over my head. I e-mailed the landlord less then 12 hours later letting her know that I didn't want my lease enforced and that I no longer wanted to take the apartment can she still enforce it. What are my rights at this point and is there any case law.
