$30,000 credit instead of rent bill

I moved in 17 months ago and never signed or was given a lease. After the first year of living here the billing statement that came to my apartment started showing a credit instead of a bill each month. I have been paying the same amount of rent each month on time since I moved in here. Now I have a credit showing almost $30,000 can I reduce or stop paying rent for a while? What are my legal obligations with no lease and no "real" bill.

it's a dm bldg in manhattan that i rented through a broker but the bldg owns the apartment and a management company handles the rent for them. i have called the management company and complained about not having a lease and the mistakes on the bill but they dont fix it. i have nothing in writing and i paid a months rent as deposit. the only receipts i have are the stubs from when i send in my checks and the cancelled checks.

You don't specify if you are rent regulated, but whatever, just keep sending in your rent check every month.

Could the $30,000 possibly be the total amount you'd paid and therefore has been credited to your account?
