Problems with Landlord

Just a little history....

We began renting our current apartment 5 yrs ago. Always on time with rent, landlord is absentee so we do trivial things like taking out the garbage, letting the water out of the boiler, etc.

In August of 2007 during a vicious rainstorm we had water come in through the brick in all back bedrooms ( we are on the second floor). Landlord repointed and sealed the outside and hung new sheetrock in the bedrooms since the old ones had literally melted off from all the rain.

Fast forward to today...major water coming in through the window encasement. Water everywhere, mold, etc. When i called the LL she told me to move...which I cant right now...

What can I do?

I'm not sure I understand your question...the LL lives upstate, and I know she doesn't want to sell as my father was interested in buying. Other than my rent, what could I possibly have that she wants?

Ding Ding Ding! We have a winner. The LL more than likely wants nothing more than your rent. If the damage is great enough then hold your rent until the issue is fixed.
