When the managing agent won't repair

If the managing agent for a building fails to make seriously needed repairs, does it do any good to go directly to the mortgage holder with letter, lists and pix?

Has anyone ever done this? What were the results?

Call the Dept of Buildings. Get an inspection. A notice of violations will like get the managing agent's attention.
